At FOS of CannonDesign, it’s all about the people. We’re constantly growing, and that’s where this new opportunity comes in – for a Mechanical Systems Assessor to support our Facility Condition Assessment (FCA) team.
In this position, the ideal candidate will conduct mechanical and plumbing system assessments in existing facilities. Building types include healthcare, education, sports, public and commercial, across the US. This person will be responsible for observing and documenting deficiencies in mechanical and plumbing systems, ensuring work quality, interfacing with clients and their facility staff teams, and supporting the FOS Project Manager in various tasks.
This role can be performed remotely in any state in the US, but preference will be given to candidates in NY, TX, MA, and IL. This is an excellent opportunity for someone who gets restless sitting behind a desk or likes to travel! Projects are typically short in duration and range from one to six months. Field deployments are typically one week in length and usually not more than two per month.
Your Responsibilities:
Conduct on-site facility condition assessments as part of a multidisciplinary team on existing buildings, evaluating mechanical and plumbing systems. This includes identifying deficiencies of HVAC, plumbing, fire protection, and building automation systems, etc., and providing written narratives of the description, critical issues, and recommendations to mediate.
Work effectively and efficiently with client and other on-site personnel to assess client assets; maintain average daily walk rate of 100-175k square feet.
Determine condition, remaining useful life, required costs, and remedial measures for mechanical and plumbing systems.
Provide technical identification and description of deficiencies ranging from concerns to critical issues.
Identify recommendations for correction and describe, in sufficient technical detail, for future project planning and cost estimating.
Interview building operations and maintenance staff to determine building history, previous work orders, and operations information; prepare project progress documentation for project manager review.
Review work of peers; actively participate in post-project reviews.

Required Skills and Experience:
Associate’s or bachelor’s degree in a related field preferred, but not required.
Qualified candidates will have a minimum of 6 years of related work experience in facility assessment, construction, facility operations, or a combination of equivalent experience.
Knowledge of the operations/maintenance of equipment as well as installation/replacement of equipment is a plus.
Experience assessing healthcare and educational institutions is a plus, but not required.
Technical certifications in a related field preferred but not required. Possible certifications could include, but are not limited to, FMP, Building Engineer (Stationary Engineer or Boiler Operator), Commissioning Certifications (such as EBCP, CBCP, BCxP, CxA), CEM, CEA and others.
Must have strong interpersonal, written, and verbal communication skills.
Strong proficiency in Microsoft Office required, as well as clear aptitude for tablet and mobile device usage.
Experience with Deltek Vision, Adobe Suite and Bluebeam valued but not required.
Prior cost estimating experience is valued but not required.
Must be physically able to walk the stated areas each day; climb fixed and sometimes extension ladders, walk on roof surfaces up to a 3/12 slope.
Must be available, sometimes on short notice, to travel out of state up to 40% of the time when required.

Compensation:
The salary range for this position is $69,200 to $86,500 annually. This salary range is the range we believe is the anticipated range of possible base compensation at the timing of the posting. We may ultimately pay more or less than the anticipated salary range for the position. Employees may be eligible for discretionary bonuses.
