Latimer completed the transformation of York's former Rowntree factory into The Cocoa Works in 2024. The £80m residential development provides 279 apartments, of which 30% are affordable, within a site that had stood unused for more than a decade.

The Joseph Rowntree Memorial Library has been adapted as co-working and meeting space, while a new pavilion provides a cafe and bookable community room. The record describes Clarion and Latimer's developer role and separately retains Henry Boot Construction as principal contractor. It does not attach a Russ Edwards project credit.
