Planning, heritage and viability work for a 42-storey build-to-rent development on Birmingham's Broad Street corridor.
The story
The Mercian is a 42-storey residential-led mixed-use building proposed for an underused site on Birmingham's Broad Street corridor. Turley coordinated, submitted and negotiated the full planning application for client Moda Living.
The consented programme includes 481 build-to-rent apartments, shared resident spaces, flexible workplace and ground-floor retail. Turley also assessed effects on nearby listed buildings and conservation areas and negotiated development-viability and Section 106 matters.
The official case study describes a £183 million development and a 200-metre outdoor running track among the amenities. Turley's verified contribution is advisory and planning work, not architectural authorship of the tower.
