6 Babmaes Street recycles a disused 1970s building for The Crown Estate's St James's office community. Across 625 sq m, the retrofit creates spaces for events, collaboration, networking and wellbeing while retaining the raw concrete structure.

A new rooftop adds 200 sq m of planted outdoor space. Fathom led architecture and interior design, with the official credits preserving Avroko's initial interior concept and named artist collaborations rather than folding those contributions into the practice credit.
