A heritage-led residential cluster within the regeneration of Nestlé's former Hayes factory.
The story
The 12-hectare former Nestlé factory in Hayes is being renewed as a mixed-use neighbourhood centred on its industrial heritage, mature landscape and canal setting. The wider masterplan provides 1,400 homes and new public routes and green space.
Barratt London appointed dMFK to lead the heritage cluster within a wider team that includes Makower Architects, Hawkins Brown and Chapman Taylor. dMFK's scope brings 400 apartments, a healthcare facility and a nursery across six buildings, with the restored Art Deco Truscon House anchoring the group.
New buildings draw on the factory's material language while retained structures, Wallis Gardens and canalside connections keep the area's history visible. The work combines housing delivery with community facilities, play space and green infrastructure.
