240 St Georges Terrace sits at the corner of St Georges Terrace and Milligan Street, marking the entrance to the core of Perth's CBD. Hames Sharley was commissioned to deliver interior design and architecture for the repositioning of this premium grade office building, the first stage of a wider programme to strengthen the asset's standing as a leasing destination.
Working with ARUP, the practice introduced a wellness centre with end-of-trip facilities, a bike storage area, a gym and a multi-purpose space for pop-up health operators. A new childcare offer was added, opening onto a new external deck to the north, and the Level 16 deck was repurposed into a usable terrace with timber decking, glazed balustrades and planter boxes.
At ground level, the scheme added a new retail tenancy on the Terrace and expanded the existing retail presence, alongside a new northern foyer entrance, a foyer café and new food and beverage tenancies overlooking an upgraded plaza with fresh landscaping and seating. Bathrooms and lift lobbies were upgraded across the office floors, while facade and roof works completed the repositioning for owner Dexus. Major works to St Georges Terrace itself covered services and fire escape relocation and the modification of existing stairs, planters and awnings, with approvals coordinated through the City of Perth.
The end-of-trip provision is commercial in scale, organised through rigorous zoning, hard thresholds and a considered lighting approach. Completed in 2018.
